Plans for your Loft Conversion or Extension

Once you know the scope and purpose of the building work you require, please contact us for help with your plans.

The Design

We can arrange a time to view at your convenience. If you need help with your design or drawings, we will be delighted to assist. Once the design is agreed the next stage is developing the plans.

The Planning Process

Plans are prepared to define the work desired and to obtain approval from local authority. Building Control will monitor and inspect the work. If structural calculations are required, we will forward a copy of the plans to a structural engineer to add the necessary details before forwarding the completed plans to the local authority for approval. Where full planning consent is required, we will submit the plans to the Planning Department, adding any additional detail required and completing the appropriate forms. Throughout the planning and approvals stage we will act as your agent, deal direct with local authorities on your behalf and avoid involving you unnecessarily in the approvals process.

The Work

As a general rule, all aspects of the work will be carried out by me and my colleague. This helps to limit the impact on your household and ensures continuity of both work and communication. The one exception is during the construction of ground works and the structural shell of an extension, when additional help is sometimes called in to make swift progress. Throughout the building work, the Building Inspector will visit to check different stages, to ensure that the work is compliant with the approved plans. On completion of works, a 'completion certificate' will be issued and posted to you by the local authority.

All Inclusive Service

By providing an inclusive service - preparing the plans, dealing with the local authority and carrying out the building work ourselves - we eliminate much of the potential for miscommunication or misunderstanding. This helps to minimise the risk of added time and cost. We will, of course, work to plans you may already have but this approach can increase the risk of discrepancies arising during the build, often with time and cost penalty.
